1.Choosing the Right Property and Location

Tell us what you're looking for — and why.

We’ll help you choose the right property in the right location, with options that match your goals, lifestyle, and budget.

2.Reserving Your Property

Found the one? Great — we’ll help you secure it.

To reserve the property, you’ll typically sign a reservation agreement and pay a reservation deposit (usually between 3–5% of the purchase price). This takes the property off the market and secures it for you.

We’ll guide you through everything — clearly and step by step.

3.Signing the Purchase Agreement

Once the property is reserved, the next step is signing the purchase contract.

The contract includes all key terms — purchase price, payment conditions, timelines, and transfer details. At this stage, the payment is usually sent to a secure escrow account (lawyer, notary, or bank) to ensure full protection for both parties.

We’ll make sure everything is clear and handled properly.

4.Property Registration (Land Registry)

This is where the ownership transfer officially begins.

The signed contract is submitted to the Land Registry (Katastr nemovitostí), where the ownership transfer process starts. This step typically takes around 20–30 days.

During this time, your funds remain safely secured in the escrow account.

5.Final Payment & Ownership Transfer

This is the moment it becomes officially yours.

Once the Land Registry approves the transfer:

  • the funds are released to the seller
  • you become the legal owner of the property

You will then receive confirmation of ownership from the Land Registry.

If you’re buying with a mortgage, we’ll help coordinate everything with the bank to ensure a smooth process.
