1.Choosing the Right Property and Location

Tell us what you’re looking for — and why.

Whether you’re searching for a second home by the ocean, a permanent residence, a holiday apartment, or an investment opportunity, we’ll help you find a location and property that match your lifestyle, investment goals, and budget.

Portugal offers a wide range of opportunities — from the Algarve and Lisbon to the Atlantic coast, Porto, Madeira, and other regions.

2.NIF and Preparing for the Purchase

One of the first steps when buying property in Portugal is obtaining a Portuguese tax identification number, known as NIF (Número de Identificação Fiscal).

A NIF is required for a range of financial and legal procedures related to purchasing and subsequently owning property in Portugal.

Depending on your individual circumstances, we can help coordinate the necessary steps with local legal, tax, and financial professionals.

3.Reservation and Preliminary Agreement

Found the right property? We’ll help you secure it.

Once the main terms have been agreed, the process may involve a property reservation followed by the signing of a Contrato-Promessa de Compra e Venda (CPCV) — a preliminary purchase and sale agreement.

The CPCV typically sets out the purchase price, terms of the transaction, completion date, agreed deposit, and the rights and obligations of both parties.

The deposit amount is not universally fixed and depends on the individual transaction and the agreement between the parties.

4.Legal Due Diligence

Before completing the purchase, we recommend carrying out a thorough legal review of the property.

This typically includes checking:

  • ownership of the property,
  • any mortgages, liens, or other legal encumbrances,
  • property registration,
  • tax records,
  • required permits and documentation,
  • and any outstanding obligations associated with the property.

The aim is to ensure that, before signing the final documentation, the buyer has a clear understanding of what they are purchasing and the legal status of the property.

5.Taxes and Costs Associated with the Purchase

Before completing the transaction, it is important to consider not only the purchase price but also the applicable taxes and additional costs.

IMT – Imposto Municipal sobre as Transmissões Onerosas de Imóveis

Property Transfer Tax

The amount of IMT depends, among other things, on the value, type, and intended use of the property, as well as other circumstances of the individual purchase.

Imposto do Selo – Stamp Duty

Stamp Duty

Stamp Duty applies to the purchase of property. For the acquisition of real estate, the standard rate is 0.8% of the applicable taxable basis.

After the purchase, property owners will generally also be subject to the annual IMI – Imposto Municipal sobre Imóveis, or Municipal Property Tax.

Depending on the transaction, additional costs may include registration fees, legal fees, financing costs, and other related services.

6.Completing the Purchase and Transferring Ownership

Once the legal due diligence has been completed, the contractual conditions have been fulfilled, and the applicable taxes have been settled, the final transfer of the property can take place.

The transfer may be completed through the relevant registration or notarial services, or through Casa Pronta, a government service that allows several procedures related to the purchase and registration of property to be handled in one place.

At this stage, the following will typically take place:

  • the final purchase documentation is completed and signed,
  • the remaining balance of the purchase price is paid,
  • the necessary formalities are completed,
  • registration of the new owner is arranged,
  • and the keys to the property are handed over.
