Mauritius

1.Choosing the Right Property and Location

Tell us what you’re looking for — and why.

Mauritius offers an attractive combination of lifestyle, international accessibility and investment opportunities.

We’ll help you identify the right location and property based on your goals, whether you’re looking for a holiday home, permanent residence, rental investment or long-term property investment.

For international buyers, it is particularly important to establish from the beginning whether the property is eligible for acquisition by a non-citizen.

2.Properties Available to Foreign Buyers

Non-citizens may acquire property in Mauritius through several authorised routes, subject to the applicable legislation and approval requirements.

  • Property Development Scheme (PDS)

  • Integrated Resort Scheme (IRS)

  • Real Estate Scheme (RES)

  • Smart City Scheme (SCS)

  • Invest Hotel Scheme (IHS)

  • qualifying G+2 apartment developments

  • other categories permitted under Mauritian legislation

Eligibility, minimum investment requirements and residence-permit conditions depend on the type of property and the applicable acquisition route.

We’ll help you identify properties that meet the relevant requirements and guide you through the applicable approval process.

3.Reservation, Due Diligence & Initial Process

Found the right property? We’ll help you secure it and move safely to the next stage.

Depending on whether you are purchasing a completed property, resale property or an off-plan development, the transaction structure and payment schedule may differ.

The process will normally include:

  • reservation or preliminary documentation where applicable

  • identification and KYC documentation

  • verification of the property and ownership

  • legal due diligence

  • preparation of the relevant sale documentation

  • application for the required approval where applicable

For off-plan properties, the acquisition may be structured under the applicable Mauritian Vente en l’État Futur d’Achèvement (VEFA) provisions, with payments made according to the contractual and construction schedule.

Your notary and legal advisers will confirm the documentation, payment structure and conditions applicable to the individual transaction.

4.Approval & Legal Process

Foreign property acquisitions in Mauritius are subject to the rules applicable to the particular property and acquisition route.

Where prior approval from the Economic Development Board (EDB) or another competent authority is required, the relevant application and supporting documents must be submitted before the acquisition can be completed.

A Mauritian notary plays an important role in the transaction, including preparation and execution of the notarial deed and completion of the required registration formalities.

We’ll coordinate the process with the relevant professionals and help ensure that all required documentation is prepared correctly.

5.Final Purchase & Transfer of Ownership

Once all required approvals and contractual conditions have been satisfied, the transaction can proceed to completion.

The notary prepares the final deed of sale, the purchase price is settled according to the agreed terms, and the deed is executed and registered with the relevant Mauritian authorities.

Once the transaction and registration formalities are completed, the property is legally registered in your name.

And then comes the best part — receiving the keys to your new property in Mauritius.
